We have five questions for you:

  1. Do you have any empty properties?

There are four main reasons why a property could be empty:

  • Damaged Property
  • Dated
  • Deceased estate
  • Empty with no furniture

 

  1. Do you have any property that has been on the market for a long time?

This could be for any reason; fallen sales, price too high etc.

 

  1. Do you have any properties, where there is more than one agent selling it?

You may have sellers that have listed their property with two or more agents in order to find a buyer quickly and are worried that you will not earn any commission if the other agents find a buyer.

 

  1. Do you have any properties that are listed for sale or rent?

There maybe people that are keen to sell their property but want to rent for a while if they are unable to sell.

 

  1. Do you have any sellers who keep calling the office to see if there is any news on their sale?

This can sometimes get really annoying if the buyer is continuously asking for updated as they are desperate to sell for whatever reason.

In the initial stages please call us and to talk about the opportunity if you can however we would be requesting for you to provide the following information:

 

  • Asking price
  • Net passing rent if relevant
  • Net lettable area of the properties, excluding communal areas if relevant
  • Floor plans if available
  • details of type and construction

  •         Development opportunities
  •         Land

 

Our general Investment criteria is that:

 

We are currently looking for existing residential investment stock with refurbishment potential with a preference for freehold and tenancies let on AST contracts, although mixed residential tenancies and flats could be considered.

Within West Midlands region

Houses

Freehold

Tenanted or Vacant possession

Commercial retail or Industrial investment units
